CONTRACTING METHODS
In today’s market, changing material and labor costs motivate owners to be more cautious in proceeding with a project prior to completion of design work and cost estimates. Hollis & Spann has the ability to estimate and guarantee the cost of a project based on a preliminary set of drawings, giving the client the security of a maximum cost up front.
Examples of how we achieve this are the cost plus/guaranteed maximum cost and construction management contracts. Both allow your project to begin simultaneously with design on a cost-plus basis with a predetermined maximum cost based on the preliminary set of design drawings. Every phase of the project is competitively bid, and you the owner, pay only the actual cost plus a fee. If the project comes in under budget, savings are passed directly to you. Because time is money, this fast-tracking aids, in the completion of your job in less time than is required for the traditional design-bid-build project.

- PRE-DESIGN BUDGET:
Using historical data and knowledge of current market conditions, Hollis & Spann can quickly price various design schemes for your project. This allows the owner and designers to explore options and confirm project budget prior to starting project design efforts.
- COLLABORATIVE DESIGN REVIEW:
During the design process, we will review the documents to ensure that the documents are clear, the construction details are efficient and the architectural, structural, mechanical, and electrical drawings are coordinated. This process reduces owner, contractor confusion during construction, minimizes change orders and provides a positive experience for owner, contractor and designer.
